Payment may be by cash, credit card, and debit card – check with proper ID & customer info pre-printed on check by bank.
If paying by credit card, pre-paid payment is hereby being charged to Customer’s credit card for the rental amount plus deposit, representing the initial payment. The balance of any Site rent or any other charges as a result of this Agreement, if any, are due and payable on the last day of the Rental Period, no later than checkout at 11 a.m.

Fees: Customer will pay the following:
Initial late charge if rent not receive by 3 days after due date……………………. $ 10.00
Subsequent late charge if rent not received by 7 days after due date……………$ 25.00
Fee for credit / debit card for chargebacks…………………………………………........$ 20.00
Deposit: Customer has submitted a SECURITY DEPOSIT in the amount of $150.00.
$150.00 is fully refunded pending no damages or unpaid charges.
Utilities: Water & sewer is included in the rent. Fiber Optic Internet is provided for free. If services are interrupted we do not provide discounts.
Electric: The Daily rate includes electric. All other rates DO NOT include electricity. Electric usage will be due for weekly rates the date you check out. All other rates are charged monthly and payment is due 3 days from receipt or may be charged to the credit card or deducted from Customer’s deposit. If payment is not received by the 7th day past the due date then ELECTRIC BOXES WILL BE LOCKED. METERS ARE READ ON THE 12TH & ELECTRIC BILLS ARE DUE BY THE 15TH.
Use: The Site shall not be used for commercial purposes or for any unlawful purpose and will be kept in good condition by Customer. Customer shall have sole responsibility to secure personal property owned by Customer. Customer shall not do or permit to be done any act which creates or may create a hazard, nuisance or an environmental problem in connection with Customer’s use of the Site.
Noise: Customer understands that the Site will occasionally be exposed to noise from the Matagorda Mud Drags located next door & run every other Saturday evening. The races will usually end around 11:00pm - Midnight. US Mail: Customer’s mail can be forwarded to (Customer Name) @ Sugar Valley Country Store-- 10833 SH 35 N, Van Vleck, TX 77482. The mail will be held for 30 days.
Customer can also rent a PO Box at the post office in Van Vleck if they choose NOT to have mail delivered to Sugar Valley Country Store.
FedEx and UPS: The Sugar Valley RV Resort office may accept packages for current park customers. Customer understands that Sugar Valley RV Resort, Sugar Valley Country Store, and all staff are not responsible for lost, opened, damaged, or unsecured packages. Sugar Valley RV Resort has the right to refuse packages.
Property and facilities damages: Customer is responsible for any damages he or she causes to the Property or facilities located on the Property, including but not limited to damages to water lines, electrical utilities, sewer line connections and other amenities. Customer is also specifically responsible for the damages he or she causes resulting in the clogging of the sewer line from Customer’s recreational vehicle. If the cause of stoppage or damage is found to be the result of Customer’s actions, all costs of the repair will be billed to Customer or added to Customer’s rent.
Default: Any failure by Customer to go by rules, pay rent or other charges promptly when due or to comply with any other term or condition of this agreement shall, at the option of Sugar Valley RV Resort, promptly terminate this agreement and forfeit all rights of Customer under this agreement.
WAIVER, RELEASE, AND INDEMNITY: Customer hereby waives and releases Sugar Valley RV Resort LLC, Its Directors, Officers, Members, Shareholders, and employees from and against any claims for damages of any kind or type arising from the existing or future condition of the property or site. Customer hereby agrees to indemnify and hold harmless Sugar Valley RV Resort LLC, its Directors, Officers, Members, Shareholders and Employees (The “Indemnitees”) from and against any and all claims for damages or loss to property or damages or claims of personal injury, including, but not limited to, attorney’s fees arising from customer’s, or any authorized party of customer’s, use of the Site or from use of the property, or from any activity or thing done, permitted or suffered to be done by customer in or on the site or about the property and for any damages or injuries caused by fire, water, wind, civil strife, acts of God, Customer’s or any authorized party of customer’s actions or inactions or any other occurrence related to Customer’s use or occupation of the Site or Property. These waivers, releases, indemnities, and agreements to defend shall apply regardless of the negligence, gross negligence, or strict liability of an indemnitee.
RV Park Rules
As a registered guest at Sugar Valley RV Resort you assume the responsibility to inform your family and visitors of Park Policies. You are responsible for the conduct and actions of yourself, family members and visitors within your site and the limits of Sugar Valley RV Resort. Minors must be accompanied by an adult at all times. We also have the right to refuse service to anyone at Sugar Valley RV Resort.
Office: Office hours are 8:00 AM –7:00 PM. Check out time is from 8:00 AM – 7:00 PM. After 11:00 AM, another rental period will be charged. This is due to other people with reservations coming into Sugar Valley RV Resort. Office number is (979) 323-8000.
Site: There is a limit of one family per trailer. A family consists of 2 adults and 3 children with a total of 5 people in one trailer.
If this rule is not followed we can and will charge $5.00 a day for each person or we will ask you to leave without any refunds.
Site Yard: For your safety, there is absolutely no digging, drilling, use of augers or driving stakes of any kind anywhere on the property.
All sites must remain uncluttered. Clothes lines, refrigerators, or freezers are not permitted. Lawn furniture, rugs, coolers, and any other personal items are to be kept on the driveway pad only.
Sugar Valley RV Resort will not be responsible for accident, injuries or loss of property by fire, theft, wind or acts of God. No security is provided on site. It is up to you to lock your vehicle, boat, RV, hunting equipment, work equipment and keep other personal property secured.
Laundry and Shower Facilities: These areas are “Smoke Free”. Sugar Valley RV Resort asks you to please keep them nice and clean. You will be provided keys to access these facilities.
The laundry and halls to shower rooms are under surveillance cameras at all times. We cannot guarantee the reliability of the surveillance system due to mechanical failures. Please remove everything out of your pockets before using laundry machines. We also ask you to please spray off any mud or debris using the rinse area designated before using laundry machines.
Noise: QUIET TIME IS FROM 10:00 PM - 7:00 AM......NO LOUD MUSIC AT ANY TIME. IF YOU DO NOT OBEY THE PARK RULES, YOU WILL NOT BE ABLE TO STAY! Please remember that we have tenants who work various shifts!!!
Pets: Please maintain control of your pets. The limit for only 2 pets allowed on leash. Owners must clean up after their pets. Do not leave pets tethered on a leash or chain or in a pen outside overnight or when you are absent. Absolutely no pets other than service animals are allowed in the office, laundry room, or shower rooms! Cats are inside pets only. If outside, they must be on a leash with the owner at all times PER TEXAS LAW. These rules are for health reasons as well as the respect for others. NO AGGRESSIVE BREED DOGS ARE ALLOWED IN THE PARK.
Trash: Dumpster located in the park is for personal trash only. All garbage must be bagged and tied, boxes broken down. DO NOT leave trash outside by your RV. Cleanliness of the park is important to us. Sites are to be kept clean and orderly, as determined by management. Please leave laundry room and shower rooms as you would like to find them. If they are in need of attention, please notify the manager. Washing vehicles in the park is prohibited, however; keeping your RV clean and in good repair is required.
Parking: Two vehicles only per RV, if your space is larger you may put three vehicles. Please park parallel to your RV out of the main drives. Out of respect to others at please stay in front of your own RV site.
Speed Limit: Speed Limit for the park is 15 miles per hour.
Fires: No fireworks allowed. No open flame wood fire pits allowed (Embers must be contained, i.e. closed BBQ pit). Propane fire pits are allowed. You may have a small Bar-B-Q pit, but you must let coals cool, and then put them in a trash bag tied and into the dumpster. NO NOT DUMP COALS ON THE PROPERTY.
Hunting: No hunting allowed. No guns, bow and arrows, spears, blow darts, knives, etc. shall be used to kill anything on our premises.
Storage Buildings and Decks: They are allowed pending upper management approval.
Stakes: Due to Buried High Voltage Electrical lines the maintenance department must approve the location of stakes driven / screwed into the ground and cannot be longer than 12”.
ELECTRIC SPACE HEATERS ARE NOT ALLOWED. NO CHEATER BOXES OR PIGTAILS ALLOWED. Sugar Valley RV Resort is not responsible for any electrical components on RV’s.
Drugs: Illegal drugs of any forms are prohibited on the Property. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
And Alcohol beverages being supplied to a minor (under the age of 21) will be reported.
Liability: All park facilities and equipment of the park is intended for the convenience of the guests. Any and all persons using the facilities do at THEIR OWN RISK and consent. The park management is NOT RESPONSIBLE for accidents due to fire, theft, wind, flood, personal negligence, acts of God or other unfortunate circumstances. The registered guest is financially responsible for all individuals or pets at their site for any / all damage to the park.
These rules are for health, cleanliness, legality and welfare of all.
MANAGEMENT RESERVES THE RIGHT TO EVICT OR REFUSE SERVICE TO ANY PERSON OR PERSONS WHO BREAK OR DISREGARD ANY RULES WITHOUT REFUND. MANAGEMENT RESERVES THE RIGHT TO REFUSE ANYONE. MANAGEMENT RESERVES THE RIGHT TO MAKE CHANGES TO THE AGREEMENT, RULES, REGULATIONS AND FEES WHEN NECESSARY.
